How Much Will a Roofing Project Cost?

The pricing for a new roof project will depend on operational factors like total square feet area, the number of storey, complexity of your roof design, no of dormers or skylights present and presence of solar panels. Geographical and cultural factors like your location, neighborhood and distance of the roofing vendor from your home also influence the estimated cost of a roofing project.
Material used
If you are getting your old roof renovated, calculate your roofing estimate to be at least 7% higher than a new roof would cost. This is because of the extra labor costs of stripping the damaged old material and then dumping it. The average cost of material removal will be $0.50 to $2 per sq feet.
If you have an old shingled roof and you want to install a new metal roof, you can simply get the new layer constructed over the old one without stripping older material. That way, you will save on stripping and dumping costs.
The material used for roofing will determine the overall pricing. The costs will rise in ascending order in the following pattern – three tab common asphalt shingles, common asphalt shingles, metal roof, clay tiles and so on.
You can consider the lower price limit to be $2 per sq feet and the upper limit to be $6.5 per sq feet. How long you intend to stay in that particular house and the local weather should influence your choice of roofing material.
Installation costs
If you use shingles they will have to be nailed down so the installation costs are going to be the same unless you plan to upgrade to stainless steel nails. Contractors who use hand nails will be more expensive than the ones who have nail guns.
The underlay is also a portion of the roof that can have varying costs ranging from $15 for a standard felt underlay to an advanced version of ice and rain resistant synthetic or rubber membrane.
If the metal edging on the roof of your house is painted normally, its installation will be cheaper than houses having pre finished galvanized metal edging. Coastal areas require expensive aluminum edging that is corrosion resistant. The most expensive edging is copper so the roofing estimate will also be costly in this case.
The manufacturer
Many metal roofing vendors get their materials from the same company, so they can give you a lower average cost than other vendors. The warranty coverage provided by a particular vendor has to be included in the total cost. It’s better to check out three or more different vendors and to get the unit costs and then do your own calculations based on careful measurements factoring in the special features of your own roof.
An average price for installing a new roof with standard features can be between $5000 and $7000 (add 20% extra to your bill if you have damaged plumbing). Consider all factors carefully to get a perfect roofing estimate.
