About half the time, homeowners call us because they’ve noticed something. The other half, we spot the need when we come out to quote. Either way, you’ll get a straight answer — if a repair will solve the problem, we’ll say so.
What we look at before quoting
Every estimate starts with a visit to your home. We get up on the roof ourselves — an accurate quote means seeing the actual condition of the decking and ventilation system, not guessing from satellite imagery.
If we find decking that needs attention or ventilation that doesn’t meet current code, we flag it upfront and include it in the scope. Inadequate ventilation can void your manufacturer warranty — better to know before the job starts.

A well-maintained laminate shingle roof typically performs for 20–30 years in Ontario — though ventilation quality, sun exposure, and installation workmanship all have a significant effect on that number.
Tear-off of existing shingles and underlayment, decking inspection and repair, ventilation update if needed, new underlayment including ice and water shield, new shingles and ridge cap, flashing, full cleanup, and a final walkthrough.
We always remove the old shingles — going over top adds weight, traps moisture, prevents a proper decking inspection, and voids most manufacturer warranties.
It’s a self-adhering waterproof membrane installed under the shingles at the eaves and in valleys — the areas most vulnerable to ice damming. In Toronto’s climate, it’s not optional.
Metal roofing lasts 50+ years and performs well in snow and wind, but the upfront cost is significantly higher than shingles — whether it’s worth it depends on how long you plan to stay in the home and your budget.
Most residential shingle replacements are completed in one to two days. Flat roofing and custom projects may take longer, and weather can shift the schedule.
Yes — we work year-round when needed. The practical consideration is that shingle sealant strips require warmth to fully activate, so a cold-weather install may take until spring to fully seal.
Ask for proof of liability insurance and WSIB coverage before anyone gets on your roof — a legitimate contractor will have no hesitation providing both. Be cautious of door-to-door solicitation after storms and unusually low quotes.
A straight shingle-for-shingle replacement generally does not require a permit in Toronto — structural changes or certain commercial projects may. We’ll flag it if your project requires one.
You should receive a workmanship warranty from the contractor (ours is 10 years) and a manufacturer product warranty on the shingles — both require proper installation to be valid, which is why certifications matter.
Keep eavestroughs clean, watch for storm damage, and book a roof check every five years after the 10-year mark — caulking around flashings starts to crack around year seven, and catching it early is far cheaper than dealing with a leak.
We use magnetic nail sweeps as part of our cleanup — and we’ll always suggest you do a walk of the yard yourself too, especially around landscaping where magnets have limits.
